Basic Rental Criteria
Please make sure you read and understand the following before you apply. Call the leasing office during normal business hours with your questions.
Income Requirement - Household income must be 2.5 x the monthly rent
Our total/net household income requirement is 2.5 times the monthly rent. The easiest way to figure out if you qualify is to check the pricing on our floor plan page and multiply it by 2.5. If your total household income before tax is equal to or greater than this amount, you meet the income requirement.
Falsification of any information on the rental application or the inability to provide valid proof of household income will result in a denied application.
Credit History Check - No Evictions or Bankruptcy
You won't pass the screening process if:
- You have been evicted within the last 3 years by a previous landlord or have an open civil action court case
- You have an open bankruptcy
- You have unresolved debts to a landlord or mortgage holder
Background Check - No Felonies or Misdemeanors
A criminal background check will be processed on each applicant. Applicants will be denied on the following:
- Anyone convicted or charged with a felony or misdemeanor offense related to: sex, terrorism, or homicide/murder
- Anyone convicted or charged for a felony offense less than 10 years ago (or a misdemeanor offense less than 5 years ago) related to drugs, crimes against a person/property, theft, fraudulent check, prostitution, weapons, or cruelty to animals
