Whether this is your first time renting or if you've been renting for some time now, we know you probably have questions. To make your life a little easier, we are answering our most frequently asked questions right on our website.
As always feel free to call our leasing office with any question you may have. We are here to help now, and in the future. Without further ado, these are our most frequently asked questions.
Touring the Property
How do I schedule a tour?
You can schedule a tour right from our website. Click here to schedule your tour or visit our homepage to schedule a self-guided tour. You can also call to schedule a tour.
What do I need to bring with me to the tour?
To tour a townhome, you'll just need to bring a government-issued ID that includes your photo, such as a driver's license, passport or state ID card.
Do I have to make an appointment or do you accept walk-ins?
We do accept walk-ins and we can accommodate walk-ins most of the time. However, if you would like to secure a time with a leasing agent, we recommend scheduling a tour in advance.
Do you offer self-guided tours?
Yes, we do offer self-guided tours through Tour24. Visit our homepage to schedule a self-guided tour.
Will I be able to tour the townhome that I'm moving into?
In most cases yes. We try our best to show you the actual unit you will be moving into. However, sometimes that isn't an option; for example, we may be in the middle of a renovation or upgrade and the unit you want isn't ready until several days before the move-in date. In those cases, we will show you a similar unit. Feel free to call our leasing office before your tour to ask if the unit you are interested in will be available to tour.
How do I get to the Leasing Office for my tour?
Enter off 16th street. Our leasing office is located on the left, as you enter the property; directly behind the QuickTrip.
Does it cost anything to take a tour?
It doesn't cost anything to schedule a tour. Schedule your tour today!
Application Process
How do I apply for a townhome?
You can apply anytime online by clicking on the Apply Now button on our website, or stop by during regular office hours to submit your application in person.
How long does the application process take?
It typically takes 24 to 48 hours for your application to be processed and approved. If you haven't heard back from us in 48 hours, please give us a call.
What documents do I need to apply?
Just your legal name, proof of income, and government-issued ID. It's as simple as that! During the application screening process, we will notify you if we require any additional information.
What date could I move in on?
Our website will automatically show you the townhomes that are available on your desired move-in day. Just visit our floor plan page and select a floor plan and your desired move-in date. We will show you what is available.
What is the application cost and administration fee?
$50 application fee per applicant and $150 holding fee.
What are the up-front costs when I sign the lease?
Security deposit, prorated rent, first month of renter’s insurance ($14), and if you have a pet, prorated pet rent, $400 pet fee ($200 is refundable at move-out). $200 pet fee for 2nd pet ($100 is refundable at move-out).
Do you require a security deposit?
We do require a security deposit. The deposit amount is based on a number of factors including, credit score, background, and income.

Application Requirements
Do you offer short-term leases?
We do offer short- term leases ranging from 5 to 9 months. There is a $150 added monthly fee for short-term leases.
Do you accept first-time renters?
Yes, we do accept first-time renters. No renter history, no problem.
Do you accept people with bad credit, no credit or bankruptcy?
We do. For those with bad credit or no credit we can help you improve your credit, after you move-in, with RentPlus. If you have had a bankruptcy, it will need to have been discharged. For those with no credit, we may require an additional deposit.
Do you accept evictions, are you a 2nd chance community?
We are not a 2nd chance community. However, we will accept applicants who have had an eviction, if the outstanding balance has been paid and the eviction took place 3 or more years ago.
Do you accept vouchers?
We do accept vouchers. Applicants will still need to meet our standard rental criteria.
Do you do a background check?
Yes, we do a background check and credit check. Sometimes additional information is needed after the initial screening, but most of the time a basic background check is enough.
What is the income requirement? (ex. 2x rent, 3x rent, etc.)?
Our total/net household income requirement is 2.5x the monthly rent. The easiest way to figure this out is to check the pricing on our floor plan page and multiply it by 2.5. If your total household income before tax is equal to or greater than this amount, you meet the income requirement.
Do you allow co-signers or guarantors?
We do allow co-signers and guarantors.
Do you offer Corporate leases?
We do not offer corporate leases at our property at this time.
Monthly Costs
What is included in the listed monthly rent?
On-site maintenance and on-site management are two of the perks included with the rent. Here is a list of other items:

- Washers & dryers in every townhome
What are the additional monthly fees?
Monthly Fees:
- Tech Fee: $120 (includes internet, smart thermostat, keyless lock & video doorbell
- Water: (based on usage)
- Sewer: (based on usage)
- Electric: (based on usage)
- Trash: (based on usage)
- Renters insurance (We offer liability only renters insurance at $14 per month, or you can choose your own rental insurance, as long as it meets the requirements in our rental agreement.)

- Lease Fulfillment fee: $9.85
- Rent Plus ($8.95 a month helps build your credit score by reporting your on-time payments to credit bureaus)
About the Townhomes
What appliances come standard?
Our townhomes come with a Samsung stainless steel appliance package, which includes a refrigerator with an icemaker, a dishwasher, oven, microwave, and a full size washer & dryer.
Do you offer valet trash services?
No, we do not offer valet trash services at Baseline on 16th.
Do you offer in-home washers and dryers?
All townhomes come with a full-size washer and dryer at no additional cost.
Do you offer furnished townhomes?
We do not offer furnished townhomes.
Do you have on-site management?
Yes, we have on-site management.
Do you have on-site maintenance?
Yes, we have on-site maintenance.
Do you offer package receiving?
We do not offer package receiving, as all packages are delivered directly to the individual townhomes by all carriers.
Is parking available on the property?
Yes, we do have parking. Every townhome comes with one covered carport, and we also have some uncovered parking on the North of the property, by the Western Canal.
What are the office hours?

Do you allow smoking within the community?
We are a non-smoking community, smoking is not allowed.
Do you have extra storage units or garages that I can rent?
We have garages that can be rented, please ask for availability. (The garages are for vehicles only)
Do you offer wheelchair accessible units?
Yes we do, please contact our leasing team for availability.
What amenities does the property offer?
Community amenities include a swimming pool and a dog park.
Pet Policy
Is your community pet friendly?
We are a pet friendly community!
Do you have an onsite dog park?
Yes, we do have a fenced dog-park. Visit our amenities page to see our full list of community amenities!
What is the max number of pets that you allow per townhome?
We allow up to 2 pets per townhome.
What are the pet breed restrictions?
We believe in doing all that we can to create a safe community for our residents and we restrict certain dog breeds: Please see our pet policy for details.
What are the pet weight restrictions?
The max weight limit is 50 lb. per pet.
What are the pet fees?
A $200 pet fee and $200 refundable pet security deposit ($100 pet fee and $100 refundable pet security deposit for the 2nd pet). $35 monthly pet rent (per pet).

What's the nearest cross streets to the property?
The nearest cross streets are 16th st. and Baseline Rd.
Which school district are you in?
Our property is located within the Roosevelt School District. The nearby schools are Roosevelt Elementary School, and South Mountain High School. We are also located just 3 minutes away from Paideia Academies.
Is there public transportation within close proximity of the buildings?
Yes, we have a bus stop on the corner of 16th and baseline.
Are there hiking trails nearby?
We are located just 4 minutes from South Mountain hiking trails.
Where do residents shop?
We are conveniently close to Walmart, Target, Ross and plenty of other restaurants and shops, just a mile East, on Baseline Rd.
Moving In
How do I set up my utilities?
Call SRP (Salt River Project) to set up electricity (602) 236-8888. Water, sewage, and trash are already set up and are billed each month along with the rent payment.
Who is the internet provider for the property?
Cox is the internet provider. We charge a monthly $120 fee for our internet tech package with SMART Home features. The package includes internet, smart thermostats, keyless lock, and video doorbell.
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack
How can I build my credit while paying my rent?

How do I pay rent?
You may pay rent online by logging into the resident portal at the top of our property website, or you can stop by the office during regular business hours.
Which payment methods can I use to pay rent?
We accept ACH, credit cards, money orders, and cashier's checks.

Resident FAQs
An item in my unit needs repair. How do I get help?
Our residents are our #1 priority. We strive to respond to service requests promptly to ensure your home is maintained to your satisfaction. Non-emergency service requests are handled during regular business hours. You can request maintenance service from the convenience of your own home via our resident portal. You may choose to be present and give us a preferred time to come by or you may give us permission to enter in your absence. You can also download the RentCafe Resident App from Google Play or Apple App Store for quick access to your resident portal.
Do I have to be present for a service technician to perform work?
No, you do not need to present for a service request, but we do need prior permission to enter your townhome. If you would like to be present, you can set up an appointment in the resident portal.
What happens if I am locked out?
If you are locked out you can call our emergency maintenance number, which can be found in the resident portal. There is a lockout fee.
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack
Am I allowed to decorate the townhome without penalty?
Residents are not allowed to decorate the townhomes. There is a fee for any damages or material changes to the townhomes.
If my situation changes can I get out of my lease?
Yes, there is a termination clause in the lease. Additional fees may apply.
Can I sublet my townhome?
No, we do not allow subletting.
